This Privacy Policy describes how Unistay Living ("we", "us", or "our") collects, uses, stores, and protects your personal information when you use the Unistay Living mobile application ("App"). By using the App, you agree to the collection and use of information in accordance with this policy.

1. Information We Collect

1.1 Information You Provide

When you create an account or use the App, we may collect the following information:

  • Account Information: Phone number, email address, first and last name, password, and salutation.
  • Personal Details: Date of birth, gender, blood group, mother tongue, food preference, occupation, company name, designation, and permanent address.
  • Identity Documents: Aadhaar number, Aadhaar card images, ID card files, and profile photo.
  • Emergency Contact: Name, phone number, and relationship of your emergency contact.
  • Lease & Tenancy Information: Lease dates, monthly rent, security deposit, maintenance fees, room assignment, move-in/move-out dates, and related tenancy details.
  • Vehicle Information: Vehicle ownership status and vehicle registration number.
  • Financial Information: Payment records, rent receipts, UPI transaction IDs, invoice details, and deposit information.
  • Complaints & Requests: Maintenance requests, complaints, and related communications.
  • Documents & Files: Photos, PDFs, police verification certificates, inspection reports, and other files you upload through the App.

1.2 Information Collected Automatically

When you use the App, we automatically collect:

  • Device Information: Device model, manufacturer, operating system version, unique device identifier, and app version.
  • Location Data: Precise and approximate location data (GPS), including background location when permitted.
  • Push Notification Tokens: Firebase Cloud Messaging (FCM) tokens for delivering notifications.
  • Usage Data: App interaction data, crash reports, and performance metrics.
  • Network Information: Connectivity status and network type.

1.3 Information from Third-Party Services

  • Firebase Authentication: Phone number verification data when you sign in using OTP.

2. How We Use Your Information

We use the information we collect to:

  • Provide and maintain the App: Manage your account, process tenancy details, track payments, and handle complaints.
  • Communicate with you: Send push notifications for payment reminders, complaint updates, OTP codes, maintenance alerts, and other service-related messages.
  • Process payments: Record and track rent payments, deposits, invoices, and financial transactions.
  • Improve the App: Analyze crash reports and usage patterns to fix bugs and enhance performance.
  • Ensure security: Authenticate users, prevent fraud, and protect against unauthorized access using biometric authentication and JWT tokens.
  • Generate reports: Create rent receipts, invoices, tenant joining forms, and inspection reports.
  • Location-based services: Provide location-relevant features and property management functionality.
  • Legal compliance: Fulfill legal obligations, including police verification for staff members.

3. Data Sharing and Disclosure

We do not sell your personal information. We may share your data in the following circumstances:

  • Property Owners and Managers: Your tenancy information, payment records, and complaints may be shared with the property owner or manager of your PG accommodation.
  • Service Providers: We use third-party services to operate the App, including:
    • Google Firebase — for authentication, push notifications, and crash reporting.
    • Amazon Web Services (AWS) — for secure file storage (documents, photos).
  • Legal Requirements: We may disclose your information if required by law, regulation, legal process, or governmental request.
  • Safety: We may share information when we believe it is necessary to protect the safety, rights, or property of our users or the public.

4. Data Storage and Security

  • Your data is stored on secure servers with encryption in transit (HTTPS/TLS).
  • Passwords are hashed using industry-standard bcrypt encryption and are never stored in plain text.
  • Sensitive data on your device is stored using encrypted secure storage.
  • We implement API rate limiting and access controls to protect against unauthorized access.
  • Biometric authentication (fingerprint) is available as an additional layer of app security.

While we take reasonable measures to protect your information, no method of electronic storage or transmission is 100% secure. We cannot guarantee absolute security.

5. Permissions

The App requests the following device permissions:

You can manage these permissions at any time through your device settings. Denying certain permissions may limit App functionality.

6. Data Retention

  • We retain your personal data for as long as your account is active or as needed to provide you with our services.
  • Tenancy and payment records may be retained for a reasonable period after your tenancy ends for legal and accounting purposes.
  • You may request deletion of your account and associated data by contacting us (see Section 10).
  • Upon account deletion, we will remove or anonymize your personal data within a reasonable timeframe, except where retention is required by law.

7. Children's Privacy

The App is not intended for use by children under the age of 18. We do not knowingly collect personal information from children under 18. If we become aware that we have collected data from a child under 18, we will take steps to delete that information promptly.

8. Your Rights

Depending on your jurisdiction, you may have the right to:

  • Access the personal data we hold about you.
  • Correct inaccurate or incomplete personal data.
  • Delete your personal data, subject to legal obligations.
  • Withdraw consent for data processing where consent is the basis.
  • Object to certain types of data processing.
  • Data portability — request a copy of your data in a structured format.

9. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. We will notify you of any significant changes by posting the updated policy within the App or by sending you a notification. The "Last Updated" date at the top of this policy indicates when it was last revised. Your continued use of the App after changes are posted constitutes your acceptance of the updated policy.
